After talking to my lender for a couple of different properties their estimated taxes were almost identical to Zillow which is usually ~0.6% of the assessed fair market value of the property.

Here's an excerpt from the clause in the lease (you should check for a similar clause in your lease so you know what it actually says):INSURANCE: Tenant’s or guest’s personal property and vehicles are not insured by Landlord, manager or, if applicable, HOA,against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause.

I had an attorney look them over and said they are nearly identical to what he created, with a few small additions that he recommends. 

Many times people file police reports as theft and/or fraud for very similar circumstances.

A full gut in Port Richmond or West Philly is not going to cost the same as a full gut in South Philly even with an identical sqft. house, and a rental rehab will cost significantly less than a flip rehab.
