Is the property truly habitable - as in: no creepie crawlies, leaking roof, broken plumbing, etc?

@Greg W.If the roof is leaking and there are all these repairs needed to make the house habitable.........

I work as a legal secretary and want to support my "art habit" (as well as my retirement) by holding onto rental properties, and probably living in one of them in a few years.  

I mean, I am not in the habit of giving my money to a guy from the street. :)Question: can anyone recommend a way of checking out the wholesaler's background?
