The property has an apartment on the top floor, a beauty salon on the main level, and an unfinished basement.

My wife has a formal degree in design where whe loves creating floor plans and building/renovating homes.

The first floor is a 2/1 which is rented and the second and third floor is one unit with 4 beds 2 bath.

I also agree, the property needs a lot of work and the apartments are not laid out very well.. especially that wonky top floor bathroom :)  Thomas, also keep in mind some banks may not lend on a property with an underground oil tank..

My roof is terrible and the wood flooring (new) is already warping. 

Walk up to the floor of that same tenant.  

Last year, after a storm, my tenant reported a crack in the wall and floor.

Physical asset investing does not grow linearly, you'll get some jabs in the face, maybe a tight slap like an AC stolen or a tenant flooding your bottom floor.

Mold had grown on 3 of the 4 bathroom walls and water was all under the sink cabinet and on the floor.
