A tenant living in a 100 year old called board of health for drafting windows (never called us first) and BOH made us replace them within 30 days, well custom windows take longer than that to make so we got fined.

I currently use Wells Fargo and it’s a pain in the butt to keep going there in person and setting up a security deposit account.

We do well with ours in Denver and Colorado Springs, for instance.

I even put an offer in on a great BRRRR in Baltimore’s Patterson Park but was outbid, likely by an LLC that already has its own contractors ready to go.Crossing my fingers that all goes well in the inspection and I’ll move on to the next steps of property management. 

I've done a lot of value add as well so that helped speed up the process.

@Paulette Midgette I haven't looked at that statute in a while but I would check to see if the Home Improvement Consumer Protection Act ("HICPA") applies to this situation.

If structured well, this can be a great way to get started without much cash.

As for the legalities of setting up an LLC to protect you and your partners, I would consult with an attorney for best judgement. 

All depends on a lot of things.No experience with or have ever heard of that lender, but I will look into them as well.
