Plus, if there is an adequate amount of liability coverage ($500K) included with the landlord's policy even if you get sued the insurance company (and their lawyers) will fight for you before they will pay half a million dollars in a claim.

If serious injury occurs and you knew about that faulty furnace emitting CO into the house, insurance or umbrella insurance will not cover you (and you'll have to sue and fight them too).

It's the same job except the wholesaler is showing up to the gun fight with a knife.

If it's an HOA then it will be hard to fight that.

It's the old story really, and even the "righteous" appraisers are not immune, that when people have a vested interest in something and someone comes along and threatens that, people fight it to the end, no matter the morality either way.What I love about the BP/Investor community, is that there is really not much room for an appraiser!!!

Yes, it does cost you some time, but is probably the easiest method without a fight.
