The fear of the cleansing cycle, emphasis on "CYCLE", so instead just turn away and let the powers that be run a 2 rule system, rules for the elite and rules for everyone else. 

My plan is to house hack a duplex or triplex in the near future, and in doing research I'm finding a lot of emphasis being placed on ROI and Cash on Cash return, but from my understanding those are most important if you're analyzing profitability on a rental property that you're not planning on living in and are planning on solely using as an investment/extra income. 

They are a small family firm but place high emphasis on customer service and communicating with tenants.I can't have better things to say about them, they get my highest recommendation.They cover Charlotte and west of Charlotte (Gaston/Cleveland Counties).

Additionally, the emphasis of remote work has accelerated this growth as we see more and more move from other metros in the north. 

My strategy is long term buy and hold with an emphasis on cash flow.

Lastly, I would encourage you not to put too much emphasis on cash flowing as soon as you move out.

More emphasis is placed on the property than the applicant.

In terms of fast tracking the early stages of my real estate investing career would it be better to put an emphasis on the appreciation of the property or the cash flow of the property.
