When I lived in NOVA we had an absentee landlord and she used a local agent for lease signing, but the actual owner signed the lease and we paid our rent directly to the owner.

Montgomery County, NoVa, DC, Howard County....chances are that by holding properties in these areas, as well as say high demand areas of NYC, Boston, San Fran (I've owned in Boston too) will make you far more money in the long run.

C hoods fetch me $2500 rent for $140k. there's a bunch of crap deals too though, and in my experience, the variation from block to block requires that you have someone local who you trust to sift through the homes. nova/dc is probably one of the worst and most competitive areas I've seen.

But you are right, getting construction drawings and engineering started up will be a significant investment that might be better left for an experienced team or a bigger project.My take is that the existing MF market in DMV region DC/MD/NoVa is pretty low caps and not much of a bargain.
