You could take legal action against the buyer to force them to follow through with the deal, but you probably wouldn't win.

We have different color bracelets than the general guests so we can easily identify other BPCON participants. 

I am in the camp that anyone can be found rather easily but it's a choice of your comfort level and what your desired outcome is.  

The seller credit would cover about 15% of the DP, I could easily come up with the other 5% and closing cost.

Is there a program or software that allows you to easily observe all the properties in your portfolio, as well as their details? 

Huntsville is a good market but it has seen a lot of appreciation in the past 5 years so you might not get 1% deals that easily...but with little effort you can get lucky...but to get lucky you will have to build your network by buying properties :)
