I struggle with cash flow and I do my own roofs and a fair amount of my own maintenance.Once you start paying properties off your cash flow picture will change dramatically. 

There are a lot of different neighborhoods and the value vary dramatically, of which I don’t know except Zillow’s estimates.I can take a guess about repair values by looking at the pictures and a little more by talking to the listing agent, but I would have to look in person to have a real idea. 

I have read a couple of articles that bemoan that homeowners in expensive locales will suffer, however little to no impact to less pricey areas and a net probable boost to landlords.Live in flips will certainly be less profitable if the capital gains exemption increase from two to five years!

But by doing that you're dramatically decreasing you risk profile.  

Y’all have given me the boost I needed to at least look into my other options and see what we can make happen!

I already have 2 large existing aluminum frames in one of the rooms and they really do boost the temperature by 5-8 degrees. 

This dramatically increases the economic benefit for the investor. 

@Brandon Lewis if you are flipping I would look time on market, crime, school ratings, which neighborhoods are desired over others, the median price of homes, the price of homes in certain neighborhoods you are looking at, population growth, the top employers and how their business is doing, any city projects planned to boost growth, any large private projects.
