Good to know that I should look at seller financing first....I hold 5 properties (making up 17 doors) in NC and TN since 2020. 

I originally paid $250/yr, now its $10,000/yr and rising.

I just closed on a duplex in Dayton for $189K $1100 a door and have an investor closing on a 4 unit for $325K in Indy with great rents that cash flow over $1000 a month.I have seen Indiana, & Ohio pick up some major heat over the last 3 years for investors while Boise falls somewhat short.

I doubt congress envisioned people self-managing multiple single-door motels on the side while holding down a full-time job. 

Would you have reduced the rent if your next door neighbor started a construction project?

It would also be best to have someone go inside every closet and door.

For the last decade, a rising tide bailed out a lot of these sponsors/deals and no one got hurt. 

Selfstorage, flex buildings, next door properties.  

With midterm rentals, there's a lot more work getting a tenant in the door but it's less work from the management side once someone moves in.

Another property continually has squatters even with boards up and bars in front of the windows and doors.
