We are contemplating hiring Evolve for only 3 months to help us with the initial startup phase (housekeeper and maintenance contacts, setting up the rental description, photos, initial rates, etc etc) until we get our feet wet.

Hopefully conventional buyers are scared away by the pics and listing description. 

Many listings now specify "no love letters please" in the listing description or offer submission guidelines, and we're not seeing them nearly as much anymore.

I understand the competition is hot in Florida and multi families are priced really high right now.I check the online sites regularly and find duplexes listed for ~200k but they're usually already remodeled, so I assume there's a deal or two somewhere..I should add that I'll be using FHA financing so maybe fixer duplex is the wrong description, dated perhaps, so I could still use the FHA loan if that makes sense.

They can also submit maintenance requests through the app and include a short video and description, which you can the forward to the appropriate service provider to start the coordination to get the issue resolved. 

I haven't done rent-to-own, does a standard contract include a legal description of the parcel?
