I am currently working toward getting into the Captain chair then eventually to mainline if it makes sense to make the jump when the time comes.

.: I just hired an architect to design and plans submit for ADU in my 8 multi unit to use the tuck under parking.Some people say do not try to be the general contractor as it will take way more time, costly mistakes and will be nearly impossible to manage with current work. best to hire a company that will do it all and cost about $250 per square foot.

(May also cut significantly into the current cash flow on it)I know you mentioned not doing a HELOC on my primary, but wouldn't it be advantageous to have the ability to pay off the line of credit instead of be stuck in a payment that is much higher? 

From what I’ve seen in Forbes, the infromation on market trends can also help pinpoint the best neighborhoods.One last piece I’d consider: do some legwork on rent comparables in the area so you’ll know your break even numbers from day one.

I'd also be interested know if our current contracts are reasonably priced or if we're being overcharged.

I have no reason to stay in Gilbert, other than it's where my family lives currently, so it's nice to be close.
