or whatever - the two sides of the coin should be merged , obviously "how many units" you want in xyz years is part of the business plan but when your weighing the costs to your personal life having the "reason" tied up right along side it is going to be golden for getting you through , so as an example - say you're coming up on the deadline in 6 months and you're 20% short - well if the focus was just on # of units you could just make some excuses and continue on as you were but if you also had, in writing the commitment to yourself that you needed those units to fund your kids college or something it puts that extra fire under you to take a closer look at whatever budget you've made and how much youre sticking to it - or hustle some overtime and start networking one more night a week or whatever.Sorry if that was a little ranty :)

Turn key is a euphemism .... or a coined termthe question is :::do you buy a rental property that has been recently rehabbed and there is a brand new tenant or are you going to put a tenant in it.Or are you going to buy a home that needs work Major or minor and do it yourself.. its funny how this distinction gets lost..

Paul Winka SD are required for bedrooms and hallways (maybe basement, buy since CA doesn't have that, I don't know), however, we need one CO in the hallway, but of course, this is CA.

We own 2 fourplexes in AZ, and each fourplex has a small structure in the back (separate from the residential structure) that includes a small storage room for each unit, and the laundry room with the coin-op machines.

On the other side of the coin, wholesaling (at least good wholesaling) also requires quite a bit of real estate knowledge, it just doesn't come with the risk that flipping does.
