Our hedge fund lender specializes in bridge and hard money loans.Currently we favor commercial properties,ie,income producing buildings,apt buildings,retail centers,medical facilities and such (Around New York Area).Our lender provides Hard Money lending on any type of Real Estate Construction/Rehab loans.

NO of course not but it got me started and in 5 years we will be worth 5 million in accessable cash and 10 million in facilities and equipment and will then cut back to 5 or 6 day weeks and 10 hour days.

We had a buyer mold inspection last week and their was no more mold found than is reasonably expected in a moist climate.As long as you budget for addressing the "cause" and not just the symptom you'll be fine.Alternatively, you could just market the property to microbiologists as a test lab facility.. maybe not.TTFN,Greg

A Condotel normally has more amenities, facilities and services not found in condominiums.Condotels are completely different from Residential Condominiums where unit owners can act as a landlord and rent their units privately or have someone rent their units for them.

so of course, that just means more fines for me.grand.now i need to wait for board approval but that can take up to 21 business days. meanwhile i've been fined up the arse with no floors, no kitchen to cook any meals with, and no sinks (shower=temp sink).
