so as I go though the blogs I noticed most people are choosing to form an LLC instead of a corp. for conducting business in real estate...... is there a reason why?

As I'm conducting more research,  I believe it's best to start off without forming a legal entity until I secure sufficient funding.  

If you are a cash buyer, mention that you are well-capitalized and have the resources and experience to conduct a quick due diligence period.
