Commercial is a universe apart from Residential and yes, commercial is 10X easier in regards to the things we are speaking on. 

Is it to borrow using a commercial lender that only lends to LLCs?

I have owned a number of residential and commercial rental properties out of state and they have generally been good investments. 

My objective is to buy about an acre of land, that is already leveled, access is being done, and utilities are going to be 5 feet from the property; and then build 3-4 shell retail spots on my plot, owner occupy one of them with a business and lease out the others.I am meeting with a developer this weekend, but have some wrong numbers regarding the average cost of building a shell space.

How much detail are you wanting:In Renovations, this can be anywhere from $30k to $500k, depending on properties needs, scope of work, scale of finishes, access to labor, etc.

Investment Info:Large multi-family (5+ units) commercial investment investment.

I have not done enough comparisons to know which is more accurate (need subscription for Rentometer and Rentcast to get full access which I do not have).
