Get out of your comfort zone.

I'm looking for advice on how to feel more comfortable pulling the trigger on my first out of state rental property.

Read that book, and break out of your comfort zone of not investing out of state.

Also, very important to consider whether your cleaning team is comfortable with maintaining the hot tub and balancing the PH between each guest.Our cleaning team empties, cleans and refills the water between each stay.

Another option is rental arbitrage, where someone trustworthy rents from you and handles it as an STR, paying you a fixed monthly rent.In the end, it depends on what you’re comfortable with and your financial goals.

This lack of sophistication with money leads many to avoid using credit at all and just continuing to operate within their comfort zone.

If I'm in your shoes (which I was a few years ago) I would recommend attending at least 1-2 real estate meetups a month to start putting yourself out there and networking with other players in your market. 

This particular property already is at 6.9%, so I'm comfortable swapping rates since it was not at, say, 4.5%.

If none of them stand out then I'll take my education and hopefully be more comfortable building out my local team, etc... 

That said, make sure you’re comfortable with the comps and the exit strategy, whether that’s selling quickly or holding for a bit if the market doesn’t rebound immediately.To overcome analysis paralysis, try setting a deadline for making a decision.
