If you believe you have paid in enough to date through W-2 withholding and the expectation is that you will not owe considerably more that might be an option. 

Traffic can also be an issue in that area and as more homes are added it will likely get worse.

Depending on the exact location of your duplex, this could be an ideal opportunity to rent by the room, particularly given the area's demand from hospital systems and Case Western Reserve University students who are always on the lookout for housing.

Does it have to be an architect local to the state you are rehabbing/building in that would have to sign off on your plans or can any certified architect sign off on your drawings?

@Kenny Stevenson If you’re not handy yourself and planning to do some or all of the rehab on a BRRRR it can be an uphill battle for a beginner to accomplish.

Work to save a lot of cash (Which I just reduced my 401K savings rate to only cover my employer’s full match so that’ll be a couple hundred extra each month and I’m about to fully pay off my car in six months and that’ll be an extra $500/mo.

Now if they dont meet your advertised qualifications then you can deny them or if the property will not pass inspection you can suggest that be an issue to them.
