It may be cheaper in $$$ but it will cost you way more in time and effort.

Or you can purchase a home in your own market, rehab it and sell it later.You can also invest out of state in a cheaper market and buy and hold. 

Those fee should be standard across the board and be the same or very close to the same for whatever you build.Next you need to understand that usually the larger the property the cheaper it gets per SQFT.  

Probably would be cheaper to just hire a PM but may be an option worth looking into.

AND one other thing - CHEAPER is NOT ALWAYS BETTER!

I don’t expect any favors or pricing advantage because we pay competitive wages but if someone else is committed to doing a job as good and cheaper then the bottom line is I’m still trying to run my business and make a profit.
