Once you have a niche (this can change), start finding and analyzing deals in it.

You need to change your pitch from a "Trial & Error" one too an "R&D" one.

The only people who succeed at birddogging are the ones who learn everything they can and know it's going to be a low-paid slog so they do the work hard and one day it changes because you have earned more.

That must be frustrating.How about price, is it still the 2020 price, or were there a lot of change orders and price increases as well?
