I would like to have it removed if possible, I am not sure why it is up there but now that @Matt Bacenet brings up the possibility of it also being a CO alarm...it makes sense.I will double check this when I am home later today.If I suspected it to be Carbon Monoxide, would I need to reach out to the Fire Department?

Are you SURE the property manger's HVAC guy is giving you good advice and you really need a new system-- you don't just need a new blower motor, filter, or to just clean the carbon off the contact thing?

I would change them all from oil heat to electric baseboard , Reasons : No oil furnace to clean , repair , or maintain , reduced liability of a oil spill , no chimney to clean or repair , no carbon monixide . the tenants can get budget billing from the electric company , same payments every month. with multible baseboard heaters , its unlikely all will break at once .
