Expand your network, don't try to create something in your current network that's not there.The worst thing you can do is pitch a buddy on something he's only feigning interest in to be polite.

This costs something in the form of instruction—assuming they’re learning from a professional and not their boastful buddy.

I've also got a buddy that's a commercial lender that's advised me that he'd be able to finance 80% of any deals that I'm interested in (depending on the strength deal obviously).My question really pertains to that remaining 20%. 

The kid situation all stemmed from trying to help out a buddy (who happened to also have a cat).
