Garbage is included in taxes in some municipalities and even in my broader market that varies town to town.For maintenance and capex, while tempting and easy to use a basic percentage, those things will vary quite a bit based on the property type and age as well as how much rehab you do when you first buy it.All that said, it is tougher to make deals Pencil out right now with the interest rates so high.

- Ola Yeah I think Ola has it here. 2/1s are certainly more limited in their broader appeal to renters, but they work just fine in areas with single people (with or without a roommate) or a couple with no kids.

You could also do a specialized Builder's Risk type policy - depending on what you need, that may be better / broader coverage, as it could include coverage for soft costs, property off-site, etc.
