I recommend reading his books and then reading Thomas J Anderson who gives an opposing side about the use of debt appropriately.  

The investor sector of the real estate agency side is different than the residential (more single family heavy) side for many reasons.

In my opinion, the folks that blindly listed their properties based on the presidential election will force the prices down even further.

If we are passive I believe that we could still be limited partners in either an LLC and obviously a PPM.It sounds like you ran the project and were on the opposite side of the transaction.

This means that, as a foreign buyer, you're protected as long as you're on the ride side of the law.

Not only due to better cash on cash - but because of appreciation on more properties - which is where much more money is made than on the cash on cash side. 

I can tell you we bought one that was on the larger capacity side of what was offered and it's awesome.
