Or, for an investor, the cash flow.Get a formal education, degrees in RE, finance, accounting, engineering, construction management are all good for RE, lots of specialties.Probably your next educational hump will be RE financing, know the basic guidelines and understand what your bank will do and why, most Realtors don't get to the why stage, that's important to understand as exceptions to rules are based on the why it is done this way.

Also tricky to sell a business on the idea (look/feel) of a space that used to be res-you have to give them something pretty neat to hang their hat on.Getting a commercial tenant in who raises the visibility of the building in the community but who may not be a great NNN tenant that you dream about could be cool.

There are potential inter-personal issues with this, of course, and I wouldn't suggest it unless your family member is financially secure and you're also very sure that you wouldn't be putting their credit at any risk.
