This is particularly important in areas with rent caps because you can suddenly find yourself well behind market values for rent.As for how much, that depends on your market and what rents are in the area. 10% is a lot and you may have tenants move as a result.

I understand how and why you would defer capital gains forever with a 1031, but I've heard conflicting reports about whether or not depreciation recapture gets moved forward and deferred in a 1031, particularly if you did the "Trump era" 100% depreciation in one year move.

@Josh Cocker, just another note, typically, the more units, the closer to cash flowing you will get, so if you are only looking at duplexes, I would look more into quads.To echo Nicholas' comment, when I think about house hacking, particularly when I was living in one of the units, the key is that your NET cashflow should be better.
