I have to beat the pavement to find decent deals and they have to be in good neighborhoods because exit strategy and so many instances of tenant issues that one would have to pay a tradesman to fix or evaluate.It seems like a lot of things have to go right to make any money.

Colin Schleining I don't know any contractors for residential, we self perform our contracts (we do everything with our employees), we don't need subs unless it is a specialty, like asphalt paving, or something with machine intensive.

Numbers 1-8 on the spots I think are better than signs, unless you can get DOT quality signs they will likely fall apart as quickly as lines on the pavement I would think.As far as flooring goes, I would just replace it as the carpet wears out, if you have noisy tenants that is a separate problem.

Primarily, the driveway is longer so there is more upkeep cost in landscaping along the easement (leaf removal, vegetation, etc), more cost in removing snow, more cost in maintain the gravel and/or asphalt, and any other assorted costs.
