Housing shortage is a big factor and new build's won't alleviate that pressure anytime soon.The barrier to entry will be a bit higher over here with median single family homes hovering around 500K but with 10-12% YoY appreciation would you prefer a lower cost asset that puts 250 per month in your pocket?

I routinely use PTD's for other contractual purposes to reduce my risk, however.I'm not in the habit of using AITD wraps however Jay Hinrich's post might be the cleanest way to alleviate a seller's concerns.

Interest rate cap pricing is all based on forward curve, which is forecasting the cuts, so the cost of repurchases has come down a fair amount already, which is alleviating some of the cash flow issues many syndicators are feeling.All that being said, I think volume will increase overall.

I respect your opinion and it is readily apparent that you are educated in investment real estate, but I would like to hopefully change your outlook about an industry that has a lot of hard working people with the main focus of providing a long-term investment with a service to help alleviate the active involvement with the process that some people associate stress with in regards to real estate investing.Before I address your points, I would like to mention that every industry unfortunately has companies that are not as trust-worthy, or are in it for the wrong reasons focusing on a deal by deal mentality, which sets these companies up for a very short life-span.

Same situation really.Further, if a prospective tenant were to only speak with references you provided, that's hardly going to alleviate any concerns they have since one would expect you would only provide favorable references.I don't understand your karma comment...is that in reference to the prospective tenants?
