Mike, i’m an active investor in North Texas, been at it for just over eight years.

So, two questions arise; 1 - can this strategy work in a NORMAL period of economic activity, and 2 - can this strategy work in a difficult economic period?   

They “optimistically believe contacting an attorney is the same as engaging an attorney; that engaging an attorney is the same as sending a demand letter; that sending a demand letter is the same as filing a lawsuit; that filing a lawsuit is the same as obtaining an injunction; and that obtaining an injunction is the same as winning a case; and that winning a case is the same as perfecting a judgement; and that perfecting a judgement is the same as collecting on the judgement.

By not engaging a listing agent, you not only take on the challenge of dealing directly with buyers’ agents but also increase your risk of legal exposure.

Despite my constant follow-ups, it became clear no one was actively working on the property.
