Following the Great Recession, the Big Banks (with $) convinced Congress that it was all the fault of the Local Lenders who live in the communities we lend in & can throw rocks from our back yards to hit the roofs of houses that we've financed.

@Mario Walker I would say the first thing you need to do once you star contemplating going out of state is to stop thinking of yourself as a "landlord" but rather as investor.

Our thought right now is, why rock the boat and get ride of them, spend roughly $7K in remodeling to get $100-$150 more in rent?  

Well, now I could care less about his feelings and am curious if I can bring in 40 yards of rock, and pour a nice concrete road from the state road to the edge of my property and still be within my legal rights.
