I just posted about this issue as my Number 1 landlord hack.A ETF is not punishment and I disagree with Bill Gulley 's assertion that it is, it's a clause that allows the tenant to lock in and quantify their costs related to termination of their rental agreement with me.Re-leasing a property is not free.

Frist you have to quantify if it's a DEAL.To do that you really need to look at the financials not just a flyer or taking the sellers word for it.Then after you have completed your due diligence and it is a deal or you renegotiate down to where it is a deal then you can assign it if you have that language in the contract.
