The only leads I have calling in from the direct mail with any equity are the ones that I would consider to be in shaky areas (bar on the windows of some homes) and are in the news every other day for a gun related crime.

Although I am not as familiar with the area as I used to be, I DO know that it is convenient to downtown Chicago (290, Blue Line, Pink Line, Metra) and rent ratios look pretty good.

They will either be tickled pink you want to buy the property OR they will think you're an ambulance chaser and won't want anything to do with you.But they're going to think that no matter when you put in your interest.

If someone were to ever be able to offer that loan product and tell me they would do 20 properties under those terms, I would be TICKLED PINK!
