A problem is these kinds of owners frequently procrastinate and won't be interested in selling until the last minute. 

But trying to work something out does not make a landlord anymore money.The reason working things out makes me feel better is that evictions are expensive and done frequently enough can put a landlord out of business. 

But do some market research on other units of similar size, what they rent for and if utilities are included.One other note, on an upper and lower two family, noise issues tend to be more frequent.
