Every hoarder home I've purchased has had significant moisture damage, which affects the structure.  

You don't want to trap any moisture in the walls, carpets, ceiling, etc.

The previous owner had split up the basement into two semi-finished 1-bedroom apartments (semi-finished because the renovation was not completed up to code; i.e. no egress windows, there's moisture issues, etc.).

Coax cable lines usually run alongside the property and need minimal penetration.

According to my knowledge, this business is very diversified , each category has many variables that are related to each other,wich makes it hard for beginners to take a good action.i m looking for guidance and answer for my following question.i have $100.000 to invest,  based on your experience, and knowledge , would you tell me, in wich direction and steps,  i have to take to penetrate  successfully the world of real estate investment? 

Those can be easily dealt with by patching whatever penetration you have to your attic. 

Affix them to the foundation walls wrapped 1’ up from the floor then seal the edges with silicone caulk.Whether you insulate the joists for more comfort above is up to you, but if you have a moisture issue in the crawl space the insulation will make it worse.

There is no visible moisture that I can see anywhere.

The moisture coming off the air conditioner is dripping onto the electrical service.
