This was the only time I had ever seen this - and when I asked the owner about it he told me that a previous tenant (who wasn’t paying rent during the pandemic) had turned her apartment into a laundry mat by allowing her neighbors to wash and dry their clothes in her apartment if they paid her!

I don't know what  a ' lesbian initiation room' room entails,   I'm sure there was plenty of logic in coming up with that term though.. but I do know we have done maintenance calls  for a young couple  and saw  multiple strap- ons!

The two items checked that seller is responsible for are all government retrofit standards meaning proper water heater strapping/bracing, any glass doors to be tempered glass, earthquake shut off valve on gas meter, smoke/carbon detectors installed per code, etc.

Everyone else on your team will be transaction-based and not really involved after a purchase.We're in the Metro Detroit area, so you may want to follow our blog here on BP, but at least read the following posts:How to “Screen a PMC Better than a Tenant”: https://www.biggerpockets.com/member-blogs/3094/91877-how-to-screen-a-pmc-better-than-a-tenant-part-1-services-and-processesIn our experience you will need to:1) Learn to "Maintain to the Neighborhood", not your personal standards2) Tenant-Proof everything you can Hard surface flooring, not carpeting (too easy to trash) Same basic paint for everything No garbage disposals for them to break Only spring-type doorstops also with plate on the wall Glue rubber mats under sinks to prevent water damage Sheet aluminum on walls around stovetops, for easy grease removal Towel racks - screw 1x3 to wall studs, then screw rack to that Install low-profile downspout ext, not aluminum that always disappear Plan on cleaning gutters and leaves up in the fall as tenants won't Avoid garage door openers3) Have a great application screening process: Check credit for evictions & convictions, utility collections Focus on employment/income stability Require bank or debit card statement - you'll be surprised what they spend their money on!

Just morally bankrupt.But I think it just looks like that on the part of the contributors because some the regular contributors who have written here, especially the contractors, are trying to really hold back because this is a tragic situation and cursing what is obviously a tragic situation all around here won't help at all.My fat a** has never gone on a roof not strapped into a safety harness with an anchored safety rope.

That's mostly little stuff, not worth aggravating the seller about - except the support beam under the house...and even that can be fixed with a new pier/post on either side of the notch, or maybe even a couple of metal straps if it's not too deep.It depends on the price I think...are you getting a great deal?
