I wonder if it ties into Chris’ points above from what he learned from his attorney.The simplest explanation I can provide is this: Both Dodd Frank Act, and the regulations issued by the CFPB put very specific restrictions on financing of consumer residential properties.

Tenant asking for photos and explanations on how I came to this conclusion, I will be sending photos , that is not an issue, but  am I required to give detailed explanation how I came to those estimates?

If the property was listed, you can find the listing broker online and send her a copy of your memorandum along with an explanation that you intend to see legal counsel.
