Our cash flow and credit scores are good (mid 700's to 800's depending on which reporting agency is used) but we do not have W2 jobs anymore so that prevents the regular bank route for a 30 year loanAll feedback appreciated!

If you are an independent principal broker I believe you would be required to carry E&O insurance (just a smart business move) but you could call the Oregon Real Estate Agency and ask them.

So the listing agent may have some extra commission if there is no buyers agent saving the seller money if they are willing to take less to sell directly to a buyer.If the listing agent goes “dual agent” representing both sides.

I've removed a fair amount of garbage myself over the years...haha.And @Chris Emmanuel I would look to work for a broker who supports dual career (part time) agents, because you don't want too much pressure to meet sales activities and goals when you are trying to devote most of your time to your own investing.
