Very minimal decor and also very neutral so it appeals to the widest possible tastes.

It looks like they probably cannot afford the rent because they had a squatter style room setup: all mattresses were on the floor with no box spring or bed frames, lack of dressers or basic furniture in bedrooms, no place for clothes/clothes were piled on the floors, no decoration besides computer printed B&W images taped to the walls.3. 

For those with experience in this location, can you provide a little insight on what is expected for holiday decorations.  

Each of the rooms has a name, and decor is themed - the Principal's Office, the Reading Room, Arithmetic, History, etc.  

Thanks to @Will Fraser's advice, we had it minimally but modernly decorated, had professional photos taken and I took a leap of faith and decided to market it above average.
