If you do go the BRRR route I'd definitely recommend using a general contractor and working with a investor friendly agent. 

If the house is placed such that the front steps end at the front sidewalk then there is enough room for a modest little back yard to enjoy.

Make sure to budget for rehab costs and work with a reliable contractor.

The contractor suggested building a French drain along the fence line and finishing it off with a retainer wall to match the others the builder did.

Your best bet is to invest in growing areas that are landlord friendly and where you can either connect with or build a good team yourself- realtor, property managment, contractors, etc.
