I complained but was explained I'm not the "bill to" party, so they don't have to notify me.Nowadays, everything is online, so all I have to do is log into my account, download the online bills and forward a copy to my tenant via email or by smart phone, all done in a minute.

You will receive most if not all your benefit in year 1.Year 1 is where you will spend money furnishing the house and potentially taking bonus depreciation via cost segregation study.Year 2 and onwards, assuming you got a performing asset is where things will reverse tax wise and you will likely be reporting positive taxable income.

My thought is there are cultural influences at play here  People can call me racist or prejudice all they want.I'm none and never will be.I'm realist but there is something to be said about cultural influences mate.I've witnessed many of them over 5,000+ investor intro calls and will leave it that.I'll protect my company and team first and foremost.Revenue and profit is secondary.Who $#@%'s on my team, $#%@'s on me also and we fire them in a heart beat.The team works way to hard to get abused via email, etc...

There is no monthly fee, and no Wi-Fi required, and you can still generate codes remotely.Let me clarify, because the "Wi-Fi not required" thing can generate a lot of questions.Summary: You do NOT need to be connected TO THE LOCK via the Internet.The lock does not need to connect to the Internet at all.

Leasing Management Program Overview The Leasing Management Program will involve the following activities: • Annual review of all units via the tax assessor database to identify potential "hidden" leasing situations. • Creation and maintenance of a list of all units/owners approved for leasing. • Creation and maintenance of a leasing waiting list for homeowners requesting to lease their units. • Creation and maintenance of a list of tenants' names and contact information. • Inclusion of tenants in the association website with "renter" level access. • Inclusion of tenants in the violation system, including sending notices to them when needed. • Regular monitoring of approved leases to ensure proper actions are taken at the leasing expiration and renewal dates. • Preparation of quarterly reports for the Board of Directors outlining the current status of the leasing program. • Coordination with the Association attorney as needed for enforcement of the leasing provisions. • Assessment and collection of costs for this program from the leased units by the authority of the Community Covenants, Conditions, and Restrictions (CCRs), $150/year.
