Is this as simple as going to to county recorder and transferring it into my name?

This should be easiest election in history because we don't have to guess what either will do, we can look at the record of what they DID.

To answer your question about inspecting the property, an investor friendly realtor should be able to help connect you with a local inspector with a good track record and multiple property managers who should also be able to help answer most of your questions.  

I did get a judgement against her, had it recorded, engaged a collection agency, but after 3 years have yet to get paid.
