Property tax and Form 1098 is sent to individual and paid using my LLC account. 

I am willing to use rest of my VA entitlement but interested in approaches that minimize upfront capital requirements while still making deals work.

For 2025 I will be taking a leave from my fulltime W2 work start 1st July for rest of the year.

My brother is a divorce attorney, so I do have access to great leads that I keep hearing from him, but I don't have enough cash to close on anything meaningful.

I own three in Milwaukee and they are my problem children for sure. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

It is my honor to serve this family and I am really to JV with another investor to help more families in need of relief that are in dire situations like this Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

This is my first time entering into commercial investing.I bought an old property which is in CRT (commercial residential Town/mixed use) zone.

I agree that the down payment and monthly doesn’t feel like the best route, hence my inquiry on here to get better suggestions.
