Joining some sort of group/program/mastermind is the way to go to build your network.

I would share the cold hard tenant ledger and let the next LL decide how to interpret it.As far as lying, acting as someone's accomplice in a fraud make you both rather bad people and sort of undermines your stated reason for looking to do this in the first place.

So worst case, you gain free knowledge and experience, and I just lose some time.

I found all sorts of things to reference for an eviction including excessive damage to the property, signs of an animal, lack of yard maintenance, oil spill on driveway, smoke detectors removed, the unit smelled of smoke, appliances that came with the unit moved off site ect... 

I assume that you would have some sort of guarantee on the lease if there is a hail storm. 

Your reviews, especially when starting, are everything, and the worst reviews come from bad cleanings and things not disclosed in the listing that should be.You are making the right moves with a designer as long as they have experience in your particular area.

In his masterclass he lays down exactly when and how an investor should start protecting his assets.As for networking and local mentors, I guess that’s up to you, but I don’t see how someone who worths millions would with a simple dinner sit down with you and teach you unless you have some other sort of value to offer him/her with your services or got similar experience with him/her. 

The rehab for this sort of thing should take about 3 days.
