If you have competitors, you made a bad purchase.A "get to know you" party is lots of fun, but I don't think such has any strategic importance to you.

In the midwest or in other colder climates move ins are tough in the winter so now that it's warming up we're seeing leasing traffic increase, so that's something to consider as well.  

Replacing hvac during an inopportune time with a tenant is most likely not going to be fun, so I would get it done now

Oregon has been a fun state to invest.

Even though we were nor in tourist place, house seems almost more than 50% occupancy rate except winter. ( In winter we had mid term tenants)  However, even though our property is popular, because we pay a lot in mortgage, many times it is negative cash flow and pool seems constantly leaking.

Heating costs go up in winter, as does electricity due to the reduced natural light and more people indoors.

If they won't go to Disney for example, is there someplace fun and cheaper and closer they can go?   

Doorknocking is also very effective but difficult in the winter months.

(Also, I got to practice removing asbestos in the containment suits and breathers and that is *NOT* a fun job.)
