If you've got earth washing away around the house or below the foundation that is causing the foundation to sink into the ground, you may be looking at 10's of thousands of dollars.A much better description or some photos would be needed to really give any type of useful feedback.

I think it looks like a good purchase as long as no differed maintenance pops up, such as a huge plumbing issue or anything else like that.Have you thought about how else can you get additional revenue, like laundry machines, wireless internet with a month access code, DVD rental, or vending machines in the common area?

The one thing I did was get single hung for the rentals , no need for double hung , I have never had a tenant wash the windows .
