The property is a duplex, which from my estimate; only needs new appliances (washer, dryer, stove, refrig), restoration of front exterior wooden steps, and a new fence around the property for more curb appeal.Looking for thoughts/facts on how to increase value?

We owned a 5 plex had nice basement and we were planning on adding washer / dryer,, city said we needed a egress for additional exit,, so we just plain locked up the basement and tenants could not use it.

The rents are around market rates with about a 100 window to raise the rents over the next couple years (maybe more) (they are pretty comfortable apartments with two bedrooms and washer and dryers inside.

.- replace front and back doors and door frame (2)- plumbing/wiring for Washer/Dryer hookups- get kitchen outlets up to code so appliances work safely- paint and add knobs to kitchen cabinets - kitchen sink fix (replace faucet)- insulation of windows - plastic lining- make sure smoke detectors are working/to code- get garage door working - needs to be hooked back up - exterior siding cleaning OR paintingLet me know if you think this sounds reasonable or not...

Also, why would we pay for $2000 coverage for personal property when the only things that are ours are the fridge, stove, dishwasher, washer and dryer?

Here are details:Purchase Price: $92,000 (appraised $95,000)Built: 1910Insurance + Mortgage = $507Management = $95 (10%)-The House will come with new kitchen, hvac, plumbing, new fridge-The house will not have washer/dryer however.
