Some agents don't know how to handle FSBO, but they also know that FSBO are usually unrealistic on price, unwilling to do anything on inspection, and generally cheap because they thought they could do this without an agent.

Was a minor issue, but easily avoidable and they were totally unwilling to make right on their mistake.The short version is they had ample notification of a lease ending and scheduled the move out inspection about a week or so after the lease end.

If seller is unwilling/unable to remove tenant, then line up a good eviction attorney and do it yourself right after closing. 

This property was unable to be included because the tenant was unwilling to leave the property.

If they are unwilling to communicate, that demonstrates they may be hiding something, poor customer service, overwhelmed and unable to handle the job, etc.

If the seller is unwilling, there's not much you can do since this wasn't written in to the initial contract. 

The sellers were unwilling to adjust their sale price to match appraised values.

That's a valid point and is probably true for mediocre employees as well-I had to fire one who was unwilling to change his conduct over a year.
