What characteristics do you personally look for in a property that you want to house hack?

Is there another nearby area of similar characteristics where homes are selling for the same price per square foot and rental rates are equal and where the comps are better for your target duplex scenario?

Are there characteristics of the property that can increase cash flow?

Im not complaining its actually a good thing, but I am curious as to go about recording the actual property characteristics to increase the property value.
