Thats the one thing that I always point to when people ask me if its a good idea to invest in real estate.

Leveraging business credit for a real estate deal, especially if that credit is only interest-free for a short window, isn’t automatically a bad idea…but it’s definitely not for everyone.

I like the idea of diversification of my investments and I love the strategy BAM has articulated: the focus on properties with below market rents in growing areas with jobs and good schools.

Another idea would be to ask if they would allow you to visit the place to see what offerings other landlords have in the area.

Using Rentometer or BP rent estimator to get an idea of the LTR rent makes a lot of sense.

Then, put together another list for the property called income/expenses.Alternatively, I have another idea that may work.

I’ve been researching local professionals and would welcome any advice on how to vet and connect with reliable team members, particularly in a high-cost area like the Bay Area.As for hard money, I haven’t explored it in depth yet, but I’m open to the idea for the right deal.

Looking at ideas on how to structure the deal to the landowner  to get the land aquired and infrastructure installed.

But, they have ZERO liability for the performance of that tenant.Second, 97%+ have no idea on how to screen a tenant, other than income = 3x rent and a credit score.
