Your job is to uncover anything that could potentially be a liability or cost you money at some point. 

You are going to presumably have an inspection so if there is anything you are missing property condition wise it will be uncovered then.

I’m an investor in Minneapolis but I’ve uncovered a few 30+ unit multi families in Cincinnati and I have interest in Dayton.  

Those didn't uncover anything, either.

Do get the building treated.Also, have the building inspected to help you uncover where the damage is.  

A simple screening would have uncovered previous felonies, crappy credit, bad job history, no Landlord references, etc.

Again, hence why BiggerPockets is so big.In the long run, you rinse and repeat this process and you will not only become a local expert, you will uncover deals at a rate that exceeds the folks looking for the easy "secrets" and expect everything to be handed to them pre-packaged with a bow on top.Are you going to make mistakes!?

Once you the buyer have a chance to uncover the rest of the story, only then do you have a peek at all the information.  

So as others have mentioned, the water company may give you a break on the bill and reiterate to your PM to notify you as soon as she uncovers a problem but if it was just a matter of swapping a flapper and it turned into a black swan event, well, just got to suck this one up.

If so then they are far less expensive and specialised for that purpose.You also need to find a new PM.
